Historic Wolfeboro railroad building will be sold at auction

WOLFEBORO – A  historic railroad building which once served as a drop-off 
point for the freight  and baggage of visitors to "the oldest summer resort in 
America'' will go on the  auction block Wednesday.
 
Auctioneer Frank Beliveau says the owners of the property, Swan Realty  Trust 
and the Franklin and Catherine Sykes Trust, have decided that instead of  
waiting for the right buyer to come along in a sluggish economy, an auction is  
the best way to move the building. 
 
Situated on a .22-acre lot on Route 28 with frontage on the Smith River,  the 
building has been used as an antiques and auction gallery for 35 years and  
has been an anchor location in downtown Wolfeboro for more than 100 years.
 
The building has 2,028 square feet on an open first floor and wide-pine  
floors. It's assessed for $115,100, while the land is assessed for $104,600,  with 
additional features assessed at $2,100. The property was acquired by Swann  
Realty Trust in 2004 for $175,000.
 
Beliveau said the building is parking-exempt but has eight spaces. He said  a 
nearby municipal lot provides additional parking and is on the Bridge Falls  
Path, which provides additional pedestrian traffic.
 
He said the historic aspect of the building is a major asset, noting that  
once summer visitors arrived by rail and dropped off their baggage, they would  
continue by train downtown to the Wolfeboro Town Docks at the edge of Lake  
Winnipesaukee, where they would board steamships like the Mount Washington,  
which would take them to the grand hotels and resorts scattered on the northern  
side of the Lake.
 
He said the building has great potential for housing commercial enterprises  
and its large, sunny windows facing Route 28 make it an inviting location.
 
"Buying a building at auction can be a great opportunity to pick up real  
estate at affordable prices. When owners are motivated, as are the trustees of  
Swann Realty Trust, the price is set as low as it can possibly be and the  
bidders are the ones who determine fair market value,'' says Beliveau.
 
He will be holding a preview of the property for prospective buyers at 10  
a.m. today. He said the auction process requires all inspections must occur in  
advance of the auction as the property sells as is to the highest bidder.
 
The auction will be held at 10 a.m., June 25, and all prospective bidders  
must be registered prior to the start of the auction.
