In regard to your thought regarding '07 or '08 in N. O., I would say that, 
possibly and hopefully by '08 there is a chance that the city will have been 
rebuilt enough to begin life anew, BUT I would also respectfully suggest 
that you consider another venue in the south, perhaps Little Rock, 
Pensacola, or somewhere thereabouts.  How late can you go before you have to 
make a commitment?
